How I work

Every project follows a clear four-stage process, from initial concept through planning, building control, and construction. Fees are structured around these stages and tailored to your project's scope.

New Build & Development

You might have a vacant plot, a large garden, or a site where starting fresh makes more sense than working with what's there. I work with landowners at the earliest stage to explore feasibility, sketch out what's possible, and help navigate planning before any significant commitment is made. Whether you're looking to develop for sale, rent, or your own use, the first conversation costs nothing.

Options Agreements & Joint Ventures

Not every project needs upfront fees. For the right sites, I can work on an options agreement or joint venture basis, where my involvement is structured around the project's success rather than hourly costs.
An options agreement gives you time to explore planning without committing to a sale. A joint venture means we share risk and reward. Both are worth understanding if you have land but aren't sure how to move it forward.

Existing Homes

Extensions, reconfigurations, and renovations. This is where considered design makes the biggest difference to how a home actually feels to live in. Whether your project falls under permitted development rights or needs full planning permission, and whatever building regulations apply, I manage all of those hurdles so you don't have to.

Exteriors

The space outside your home deserves the same level of thought as the inside. I design terraces, garden structures, and outdoor dining and cooking areas to be as considered and as liveable as any room in the house — spaces you actually want to spend time in, not just pass through.
This is an area I find particularly rewarding. My Argentine heritage means outdoor cooking and dining is close to my heart, and I love finding ways to squeeze a parrilla into a design wherever the space allows.

Commercial & Cultural

Offices, retail, hospitality, arts and community spaces. These projects are more bespoke by nature and fees are tailored accordingly. If you have a brief, or even just an idea, I'm happy to talk through what's involved.
