Most projects follow four broad stages, from initial ideas through to construction. The scope of each depends on your project, and I'm happy to discuss what level of involvement makes sense for yours.

We start by questioning the brief, not answering it. Sketches, 3D studies and early spatial thinking follow once we've established what is possible.

Pre-planning & Planning
Developing the design and navigating the planning process - from permitted development advice to full planning applications.

Technical drawings, specifications and building regulations submissions. Everything a contractor needs to build from.

These figures are indicative. The split between stages will vary depending on planning complexity and the level of detail each project requires. Some carry more risk at planning, others are more detail intensive. A rear extension combined with internal reconfigurations will typically fall into the Large bracket regardless of footprint, reflecting the additional complexity of remodelling how a home works, not just adding to it. Development fees are quoted individually once we understand your site, get in touch and we can talk through what's right for yours.
